1. Property Size & Layout

More rooms means more circuits, more cable, and more labour. Open-plan layouts can sometimes reduce costs as fewer cables are needed, while complex multi-storey properties increase them.

2. Accessibility

This is the big one. If we can lift floorboards and access ceiling voids easily, the job is faster and cheaper. Concrete floors, solid walls, and limited loft access all add time and cost. In some cases, surface-mounted trunking is used as a cost-effective alternative to chasing walls.

3. Number of Sockets & Circuits

Modern homes need far more sockets than buildings from the 1960s or 70s were designed for. We typically install double sockets in every room, dedicated circuits for kitchens and bathrooms, and provision for home offices and entertainment systems.

4. Consumer Unit Specification

A modern consumer unit with RCBO protection on every circuit costs more than a basic split-load board — but provides far superior safety. We always recommend RCBO boards as standard.

5. Making Good

Rewiring involves lifting floorboards and chasing walls. We include basic making good (filling chases), but full plastering and decoration is usually a separate cost. Some customers coordinate with a plasterer and decorator to minimise disruption.
