Your Legal Duties as a Landlord

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, every private rented property must have its fixed electrical installation inspected and tested at least every five years by a qualified person, and a satisfactory report supplied to tenants.

A copy goes to existing tenants within 28 days of the inspection, to new tenants before they move in, and to the local authority within seven days of any request. Where the report identifies C1, C2 or Further Investigation items, the remedial work must be completed within 28 days and written confirmation supplied.
