What Affects the Cost of an EICR
Number of circuits
Every circuit is tested individually, so a five bedroom house with 14 circuits takes far longer than a two bedroom flat with six. Property size is simply a proxy for circuit count.
Extra consumer units
Garages, annexes, outbuildings and extensions often have their own board. Each additional consumer unit adds £30 because it means another set of tests and records.
Age and condition of the installation
Older installations with rewireable fuses, no RCD protection or previous DIY alterations take longer to test safely and are more likely to need investigation.
Access and occupancy
Tenanted properties where access has to be arranged, or homes where furniture blocks sockets and boards, add time. We arrange access with tenants directly at no extra cost.
HMOs and commercial premises
Multi-let and commercial installations usually have distribution boards, emergency lighting and fire alarm systems that need testing alongside the fixed wiring.
Remedial work found
The EICR price is the inspection only. C1, C2 and FI items are quoted separately, in writing, alongside the report — you are never committed to using us for the repairs.
What You Get for the Price
An EICR is a full inspection and test of the fixed electrical installation — consumer unit, wiring, sockets, switches, lighting points and earthing and bonding. Every circuit is tested for insulation resistance, continuity, polarity and earth fault loop impedance, and RCDs are tripped to confirm they operate within the required time.
The report codes anything found. C1 means danger present, C2 means potentially dangerous, C3 is an improvement recommendation, and FI means further investigation is required. A report is only satisfactory if there are no C1, C2 or FI items. C3s do not fail the report.
Ours come back within 48 hours as a PDF, with photographs of anything significant and a separate written quote for any remedial work. Landlords also get the wording they need to satisfy the council and their tenants under the Electrical Safety Standards in the Private Rented Sector Regulations.
